This service provides preliminary construction, electrical and renovation-cost guidance only. It is not a building survey, structural inspection, electrical inspection or test, formal valuation, planning assessment, or fixed-price construction quotation.
Any proposed structural alterations, suspected defects, electrical safety concerns, planning issues or other specialist matters require appropriate professional assessment.
Middle Man may separately introduce contractors, including a family-connected construction business. Any commission or financial interest will be disclosed to you before a contractor recommendation. You remain completely free to appoint your own contractors.

Why should I bring a construction professional to a viewing?+
Estate agents sell houses; we build and refurbish them. An experienced construction professional can help you understand what your ideas would realistically involve, the likely order of costs, and the questions worth investigating before you commit.
How is this different from a building survey?+
A building survey is a formal inspection carried out by a chartered surveyor. Our service is practical, early-stage guidance from a construction perspective — it does not replace a survey, and we recommend you still instruct the appropriate professionals before exchange.
Can you estimate the cost of an extension?+
We can discuss indicative budget ranges based on the type and size of extension you are considering. These are early-stage figures to help you plan — not fixed quotations. Accurate pricing comes later, once drawings and a clear scope exist.
Can you advise on rewiring costs?+
Yes — we can discuss likely electrical upgrade requirements, rewiring budgets and consumer unit upgrades based on what is visible at the viewing. We do not carry out electrical testing or certification, and any safety concerns need a qualified electrician's inspection.
Can you tell me whether a wall can be removed?+
We can discuss proposed layout changes and the possible structural implications, and tell you where a structural engineer's assessment is needed. We cannot confirm that a structural alteration is safe — that requires the appropriate specialist.
Can you help before I make an offer?+
Yes — that is exactly what this service is for. Understanding the likely scope and cost of works before you offer puts you in a far stronger position.
Do I need the estate agent's permission?+
Yes. Middle Man confirms attendance with the estate agent or seller after your booking request, then emails your agreed appointment.
What areas do you cover?+
London and surrounding areas — selected postcodes. Enter the property postcode when booking and the system will confirm coverage instantly.
What if the estate agent changes my viewing time?+
Contact us as soon as possible and we will reschedule where we can. You can reply to your confirmation email at any time.
Can you help arrange contractors after purchase?+
Yes. If you go ahead with the purchase, MiddleMan can help you structure the work, put it out to tender and compare quotes from vetted contractors.
Will you recommend your own contractors?+
Middle Man may separately introduce contractors, including a family-connected construction business. Any commission or financial interest will always be disclosed to you before a contractor recommendation, and you remain completely free to appoint your own contractors.
Service terms. Book Your Property Viewing Companion Today — Pay After Your Viewing. Appointments are confirmed after Middle Man agrees attendance with the estate agent or seller.
Payment. No payment is taken when you book. You agree to pay the package price within 24 hours of completing the agreed service. For the £89 verbal consultation, a secure payment link is sent after the viewing. For the £249 and £495 packages, it is sent when the promised written summary or action plan has been delivered. Estate agent confirmation agrees the appointment only; it does not decide whether payment is owed. No card is charged automatically.
Cancellations and no-shows. Cancel or reschedule free of charge up to 24 hours before your confirmed appointment. If the estate agent or seller cancels or changes the viewing, you can reschedule free of charge. For customer cancellations within 24 hours or no-shows, Middle Man may seek only a reasonable cancellation fee reflecting actual losses, clearly disclosed and explained to you, subject to your consumer rights. We do not automatically charge the full service price or impose undisclosed fees.
Your cancellation rights. For a distance booking you normally have 14 days from entering the contract to cancel. Contact info@middlemangroup.co.uk to cancel, reschedule or ask for the model cancellation form; a clear statement of cancellation is sufficient. If you expressly request services to begin during that period and then cancel before completion, only a proportionate amount for work actually supplied may be payable, subject to applicable law. You lose the cancellation right only once the entire agreed service is completed, having expressly requested early performance and acknowledged this. These rights take priority over the late-cancellation policy; your statutory rights are unaffected.
Model cancellation notice. To Middle Man, info@middlemangroup.co.uk: I give notice that I cancel my Property Viewing Companion service. Please include your booking reference, booking date, name, address and the date of your notice.
Privacy. Your details are used only to arrange and deliver your viewing appointment and are never sold or shared for marketing. Documents you upload are stored securely and visible only to the Middle Man team.
Attendance. The estate agent or seller must permit us to attend the viewing with you — Middle Man confirms this before your appointment.
